- location of project, in urban cennte, interesting linkage to sopa square and that being the hub of thep andosy village, interfacing between pedestrian corridor and hub in pandosy village, linkage to this future park. there are no vehicular access to this.this is more pedestrian focussed site. - Vision with future park is to service this park, small units, coffee shops ice cream parlors, small businesses and artisan style business.
- Spoke to live/work massing of building is pedestrian scaled active to that corridor. Scaling it for the user, trying to be sensitive to neighbours in the area. trying to bring n local art work to make it unique.
- not intending to be a place that vehicles drive to, people using active corridor on the way thru or in the park. will not create congestion as there will be no cars.
- spoke to landscaping around building making it as lush as possible.
rooftop terraces, 2 are private and a common centre rooftop amenity. cannot see from the street.
- Conceptual renderings of what building will look like. not trying to be too contemporary trying to be sensible.

- canvassed immediate area over last several weeks and received alot of support. want to see the project go thru, mix of units , 1 2 and 3 bedroom units, some have expressed concerns over commercial. nature of commercial is not be a destination retail. intention to retain these units, noted yogurt shop, etc. small businesses.
building will be there 70 to 90 years in the future, will serve community for decades to come.
commercial spaces are transitional ones. meeting all parking requirements, catering to cyclists and foot traffic, will keep walking and running availability alive. we will have benches for families to sit on. being a cross from the park will serve the neighbourhood.

Did you consider purely residential, why the commercial component.
It was a mutual vision with staff would be to serve the park with small commercial businesses.
3 small live work units. It is a residential space on the Newsome side.
Singh - concern with commercial trucks coming into the area. any loading dock there to not create traffic issues.
Aaron - speaking with planning for loading bay for small commercial units, loading zone not required as businesses so small. alot of on street parking, so do not consider it an issue.
3 units are for patrons of the park and do not anticipate an issue.

this is kiddy corner to my property. at north end of the park.
- this is not an easy walk across the street to a coffee shop, crossing a street other than where people would enter. should jusde weather we are joarpardaing commercial at Cedar Avenue and putting commercial farther down at the end of the park, so it is not direclty acrossfrom the entrance of the park, there can be conflict, contrary to developer and designer, there is pletning of parking inthe area and there is no parking in the area as people park to go to their jobs. there is no space for delivery trucks to park temporary and willconflict at this point,
raised concern with cyclists and those walking and the conflicts.
- the planner that what was asked between commercial and residential and there is a difference called site coverage, when it is to the lot line for commercial that means we lose all of our green space. congests the whole area. Pandosy Village is successful the way it is with older building used for commercial. The look changes the character of the area with a modern building. Some older homes have been set up as commercial buildings.
- Owned property for 20 years.- plan to make Newsome Street as commercial. Council should question planners about that.
