- Was previously approved, was to start construction in late 2019, understood there was a pandemic so we put project on hold in spring 2020. reconfirmed the business model, and that there is still a significant shortage of self storage in the downtown core. thought we should continue on with this development, co-work space is less favourable now to use and we removed it. we enlarged the lobby space in the south storage.

- storage needed downtown with high rises going up downtown. living in smaller homes now. important that storage is near where people live.
- buildings are number one emiter in to greenhouse gasses. we are in zero carbon building initiative; have to generate power generation through rooftop solar array, takes energy use down 91% than a typical building would use. high performance walls, regenerating elevators, drought resistant planting, we are meeting the living building challenge.
- will be using Just biofiber building block
- prime goals are
1 - reduce traffic congestion,2 - zero emissions building , dequester c02
provide activated streetscape for safety and improve neighbourhood livability.

- Raised a questions regarding the OCP and that this development plan is recommended in the north end area.
- Noted section 5.8.2 protecting industrial lands in the north end and discourge storage centres - wanted to highlight that area and area of concern.
