Mayor Dyas called the Hearing to order at 4:02 p.m.

- Displayed a PowerPoint Presentation summarizing the application.

- for 38 townhouse units, proposed on property. put fwd proposal back in 2022 at whcih time a differenet zoning bylaw was applicable.  bylaw was amended to conform to the MF2 bylaw.  100,00 sq ft, a big dedication the dedication was the way it could be processed, 35% land was dedicated to environmental, 65,000 sq ft, mf2 zone, 38 proposed wanted to conform wih what the zning bylaw required. No variances are being required.  

-  challenging site to an extend bounded between 2 frontages.  setback to the south, penisula kind of proeprty.  wanted it to offer a good frontage and a positive interface, didn't wnat any backyards to any sides.  Grond oriented units to loset and lynrick.  valuable guidance from staff, 

- most of public amenity areas confined to the middle so no spill over effectss.  it is inward looking and spill down to environmental area.

frontages ground oriented go towards lynrick and loseth, looks like a front side look and not back, wanted buffer zone area.  good network of pedestrian access.  

need to link both sisdes of the trails and make it contigious.

spoke to hte site plan and size of the units.  suburban expression, uses contemporary style and look adds value to hte nrigbhourhood.

- spoke to landscape, variety of native trees and shrubs, enough landscape buffering, used hardscape features and elements to have good way finding and pedestiran network so its safe and provides interest.

frontage toward lynrick are ornamental in nature, working with consultant to make sure area feel proud of this development.  

Displayed an icon for virtual viewing of the project with cell phones.

when subnitted initially, staff suggested the schematic, red line represnts a missing link between golpher creek.  

City Clerk invited anyone participating online or in the gallery who deemed themselves affected to indicate they wish to speak followed by comments from Council.

- this development backs into my backyard.

- raided concern with placement of dumpster in this development, in back yard and does not want that there especially in the summer

- raised concern with lack of parking..

- what will be the partition between all our duplexes to separate us from the complex.

- concerns with parking and increased parking and speed issues which we already have issues with. speed bumps would be a good idea. have 2 young kids and won't let them go in the front yard due to speeding.  

- Lack of parking already on their street.  the Gate Development is already parking down Lynrick Street. 

- this area has been undeveloped for many years and now a large construction along with trade and noises

- Raised concern with Protection of Golpher Creek.what does the greenway entail. what is the plan for Golpher Creek.concerned with wildlife and worry of pollutants in the Creek.

Applicant in Response

- Very careful to abide by all zoning bylaw requirements parking, visitor parking have met all bylaws.  Parking should not be an issue for this kind of a parcel. public and private parking a thru the design.  garbage setback ,fencing and is necessary to avoid wildlife or such disturbance to adjacent properties.  do not expect a problem them at all.  safe collection.  should be an issue.  Maybe creating a bigger screen where garbage enclosed in place.

Golpher Creek have tired to be sensitive to design a space no pollutants of going in.  consulted with city staff, there will be a rehabilitation with planting.  this will end up being a richer in bio diversity than what it is now.  flat area of top dedicated area with steep fall, it will enrich the interface.
